This is a master plan for a 13.6 ha new community 25 mile from Hanoi. Being a district’s center that serves expanding local and regional populations, the site is bordered by adjacent and sold lots, leaving a very limited frontage. The master plan was conceived around a North-South commercial corridor offering a new ‘frontage’ and a green avenue that links open space network system (parks and lake). Planning best practices guide this community’s master plan: storm water management strategies like green streets, water retention, permeable surface parking, and native landscaping help create a balance site hydrology while control flooding. Orientation towards prevailing winds makes good micro-climate. Basic services cater to basic needs. Altogether, 580 units are created (42 du/ha). The development supports 2030 populations.
